The Chamber of Real Estate & Buildersโ Associations, Inc. (CREBA) Cebu Chapter recently held its General Monthly Meeting, with a key discussion led by Atty. Ariel B. Condat, Provincial Director of the Registry of Deeds โ Cebu Province. The session focused on the nuances behind adverse claims, an essential yet often misunderstood aspect of property law that impacts real estate developers, investors, and landowners.
Atty. Condat provided an in-depth analysis of adverse claims, explaining their legal basis, procedural requirements, and implications on land titles. He emphasized the importance of properly filing and responding to adverse claims, as these can significantly affect property transactions, ownership disputes, and land security. His talk also highlighted common misconceptions and legal remedies available to those facing adverse claims, helping CREBA members better navigate the complexities of land ownership and title registration.
